Past three months were very busy and exciting. We had settled on two large apartment communities Highland of Preston (380 units in Dallas) and Lake Creek (350 units in Austin). Both deals are Class B apartment in a good area with job and population growth. The projects were well received by the investors community and fund were raised in record time, many my investors have to be put on waiting list.
In July, I took a field trip to see both communities and were impressed with the business development and job growth in that area. In Dallas, legacy business park’ entrance sign says” there are 110,000 employees working here”, it’s only 5 minutes drive from the apartment. In Austin, I drove by Apple ‘ largest office campus outside of Seattle, the glass building were huge, yet Apple just announced $1 billion dollar expansion there.
There are 300 people move to reside in Dallas every day. Rent has been growing 5-6% annually in the past five years. Investors of the projects will receive double digit returns in the forms of monthly/quarterly cash distribution and profit sharing at the end. Of course, tax benefits are on top of that. As a passive investor, you don’t have to be a landlord to invest in real estate and enjoy all the benefit from owning the real estate.
Last weekend, I attended Mid-Atlantic Summit in Philly. There were many great speakers covering all kinds of topics from residential to multifamily, from self-storage to mobile home park… I met many interesting people and made friends, learned a lot.
The most interesting story was that I was brave enough to agree to be interviewed on Entrepreneur podcast show at the event. The host asked about my growing up in China and hardship I endured when I first came to this country.
“were you able to call home?” he asked.
I told him the international call were very expensive back then, something like $2.5 per minute. With a few dollars in my pocket, I was only able to tell my mother on the other end of the earth that everything is ok and I am fine, then I had to hung up.
I teared up on the stand and had to stop for a second. I was not prepared for the emotion and was little embarrassed. It seems like long time ago.
Looking back, there were many struggles and happy moments. I have been helped by many and I forever grateful. I consider myself very lucky and blessed. I would like to give back and share my knowledge in real estate investing, especially passive investment through multifamily. I hope through Golden Bridge Investment platform, we can start a journey together toward financial freedom.
