2. PRIVATE LENDING
Become a lender on residential projects such as buy, renovate, sell houses
These are typically short-term investments of 6-12 months. Invested capital is a loan on a rehab project; return is realized when the property is sold or refinanced. Investor’s interest are secured by a Promissory Note and a Mortgage which is recorded legal instrument filed with the County Clerk. That gives investor the right to take the house back should the loan is not paid. All the houses were purchased at or below 60-70% of market value, investors are well protected. We have many investors that repeatly invest in our projects and making good return of 8-10%.
